Properties can be used separately or in any combination of two or three together.
Every other year (odd years) usage. No restrictions on week – first come, first served. One can sign up for dates one year in advance. Full use for 2025 (has not been used). Non usage can be carried into the following year. Maintenance fees ($1580 pd in full December 2024) every other year – so next fee due December 2026. Mortgage is paid in full. No fee to use at home resort (Westgate Smoky Mountain Resort, Gatlinburg TN). $169 change fee to use similar-sized timeshares at other Westgate properties (e.g. Orlando, Phoenix, Las Vegas, Myrtle Beach, Branson, Williamsburg, etc). Ownership includes four passes to the water park located on the premises.
New asking price is less than half of what owners paid. Lovely property in a beautiful location. Five kids have grown up and we find we don't use it as often as we used to. Reasonable offers will be listened to.
